CRAB POT COTTAGE BOOKING TERMS AND CONDITIONS
Bookings are subject to the following terms and conditions as agreed to at the time of booking.
A contract between you (the guest) and the owners (Hamm Property Ltd) will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
A non-refundable deposit of 25% of the holiday price is payable at the time of booking. Bookings made less than six weeks before your arrival date must be accompanied by the full amount of the holiday charge.
The balance must be paid, so as to arrive no later than six weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the amount due.
All cancellations must be immediately notified by telephone and then in writing. If you cancel your holiday more than 6 weeks before it is due to commence, then your deposit will be forfeited. If you cancel less than 6 weeks prior to the holiday, then the full balance remains due and is not refundable.
We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
Your booking will not be cancelled by the owners except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and arrangements made to move the booking or seek out alternative accommodation of equal or higher standard. We regret we cannot accept responsibility where the contract with you is prevented or affected by reason of circumstances which amount to “force majeure”. In these situations, clients should seek redress through their travel insurance.
The number of persons using the accommodation at any time must not exceed 8 and only those people listed on the booking form can occupy the cottage. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
Bookings cannot be accepted from persons under eighteen years of age.
We (the owner) reserve the right to refuse a booking without giving any reason.
We, or our representative, reserve the right to enter the cottage, with two hours’ notice, to undertake essential maintenance or, with no notice, for inspection purposes, where we believe that the terms and conditions have been breached.
Bookings will commence at 4pm, unless otherwise agreed, and guests are required to vacate the cottage by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. On departure guests need to ensure the cottage is left tidy, furniture replaced to its original position, bins and fridges emptied and all dirty dishes cleaned. Bed linen, including mattress and pillow protectors, need to be stripped and placed in the bath along with towels, robes, bathmats and teatowels.
Smoking inside the cottage will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at your expense.
Pets are welcome by prior arrangement. Throws are available on request and we would prefer that pets are not permitted on the furniture without throws. Any dog mess in the garden should be disposed of prior to departure.
Damage deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
Damage to property – Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found.
Please lock the doors and close the windows when you leave the property unoccupied.
The owner reserves the right to make a charge to cover additional cleaning costs if the guests leave the property in an unacceptable condition.
Please note that any keys issued, which are not returned at the end of your stay, the cost of replacement will be charged to you.
The client may in no circumstance re-let or sublet the property, even free of charge.
The internet connection is available (at no extra cost) subject to technical availability.
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, garden or hot tub.
All inventory must remain in the property and not be taken to another property.
All guests must abide by all of the hot tub safety rules and the hot tub is used at the guests own risk and Hamm Property Ltd will in no way be held responsible for any accident or injury arising from incorrect use of the Hot Tub, or failure to adhere to the safety advice. The hot tub cover must be removed in accordance with the instructions provided in the guest information folder at the cottage. We strongly advise that you read these before using the hot tub as it can be easily damaged.
- Do not allow young children in the tub unsupervised.
- Do not have any electrical objects near the hot tub.
- Do not consume alcohol whilst using the hot tub.
- Do not use the hot tub whilst under the influence of Drugs or Alcohol
- Do not use glasses of any description in the hot tub. Plastic glasses are available
- Do not use the hot tub if you have an infectious disease.
- Do not enter the hot tub with clothes on, only wear suitable swimming attire.
- Do not enter the hot tub with footwear on or any other sharp objects.
- Do not allow animals near the hot tub
- Do not dive or jump into the hot tub.
- Do not sit on the sides of the hot tub
- Do not sit on the hot tub cover.
- Do not stand, sit or place anything on the motor housing.
- Do not use the hot tub if pregnant
- Do not use the hot tub after strenuous exercise
- Do not turn the hot tub off overnight;
- Do not drain down the hot tub unless you have spoken to us and we have agreed.
- Do shower before entering the hot tub.
- Do put something down to wash or wipe your feet on before entering the hot tub.
- Do keep the thermal cover on when not in use.
Children under 18 must be supervised by their parents/guardians at all times.
The hot tub is maintained and looked after by Concept Spa, who will check on the hot tub during your stay, in accordance with our risk assessment.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of neighbours or other residents. Please do not use the hot tub, or play loud music outside, after 11pm
Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us and our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the owner.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
